This is a very important part of the process. Make sure your home inspector is certified by a trade association. Most states have associations that have names like California Real Estate Inspection Association (CREIA). The inspector will do the inspection and then walk you around the home explaining the results. They will also provide you with a written report.

Please remember that in most cases you are not purchasing a new home. Wear and tear are exactly that, but everything should be in working order. Also, there is a relationship between price and condition. If you get a great price on a home that is probably because there are things that are wrong with the home that the seller does not plan to fix because it is reflected in the price.
