While viewing the home, do not let the agent rush you or “sell you”. You can ask them all the questions you like, but remember – they represent the seller, not you.

 

Make sure to pay close attention to:

  1. The size of the rooms

  2. Sun exposure

  3. Signs of recent repairs

  4. Signs of water damage

  5. Strange smells

  6. General flow of the home

  7. Condition of flooring and walls

  8. Age of appliances

  9. Heating and Air Conditioning

  10. Outdoor living space / yard

  11. Landscaping

  12. Condition of fencing

  13. Driveway

Keep in mind that this is not an inspection, and that will come after an offer is accepted. You are looking to see that the house has the features you like and if the house needs work. If it does need work, it should be reflected in the price the seller is asking. Inspecting to see if everything works will come down the road.

Ask the agent about homeowner association dues, if any, and what the property taxes are. Also ask if there are any other out of the ordinary costs associated with this home.


Ask the agent about any leased or liened items that the buyer would have to assume. The most common of these is solar.

Make sure to get the agent’s business card or at least the agent’s name, phone number, email address and real estate license number. Then thank the agent for their time.

I would not let on to whether you love or hate the home. Remain poker
faced. If they know you want the home, it hurts in your negotiations for the home.
